Management of the day-to-day operations of CVCA such as the financial management, infrastructure maintenance and administrative duties are performed by a contracted, professional manager. Subject to Board supervision, the manager is authorized to perform many of the duties of the Board and with the same powers granted to the Board through its Bylaws and Declaration. Some of these duties include, but are not limited to, the following:

  • Covenant Enforcement
  • Preparation of Annual Budgets
  • Assessment Billing / Collection
  • Architectural Modification Approval
  • Preparation of Financial Statements
  • Contract Management
  • Maintenance / Janitorial
  • Procurement / Bids
  • Complaint Resolution

For CVCA, Fairway Management of Brevard, Inc. (Fairway) has been hired to manage the day-to-day affairs of the CVCA master association. However, each Neighborhood/District association also hires its own management company.
