President’s Corner – December 2025 – Who ‘Ya Gonna Call?
No, it’s not the Ghostbusters, but wouldn’t that be cool if we had that option? For my last blog of 2025, I thought I would put together a list of possible reasons that a Viera resident would need to reach out to someone else for help, assistance, or just information. I tried to think of just about everything I have ever gotten an email or phone call about so I hope you can find what you are looking for on this list.
Admittedly, I do have to start of the list with some really funny ones I have gotten over the years. Here is a hint, you are on your own with those!
Questions I Hope I Never Get Again
- There are UFOs over Viera/Duda Ranch → I have no words for this one, but, I would keep it to yourself if you really believe it! Don’t forget that we do have a lot of military activity out here in addition to the prolific use of drones. So, chances are kind of slim that it was a UFO, but I would also say that anything is possible!
- There is a frog in your toilet → Frogs make great pets!
- When will the big flag by the school board be replaced → Unfortunately, never. The internal mechanisms for raising and lowering the flag that are inside the pole (cell phone tower), as well as some external panels were permanently damaged during Hurricane Irma. So, it would basically require replacing the cell tower/pole.
- Why don’t we have “_____ (fill in the blank)” business here? Believe it not, we cannot MAKE any business come to Viera. As the old saying goes, “if wishes were horses, beggars would ride”. If there is a specific business you want to see here, reach out to them directly and tell them so. However, a business has to WANT to come to Viera and it’s difficult to compete with a regional powerhouse like Orlando. We have conversations with prospective businesses all the time. And, there are a few in the works right now. After all, it took about 8 years to get Costco opened so this is not an overnight process. But, if you really want something here, contact them and let them know!
Neighborhood / HOA Questions
- A streetlight is out → Look for the number of the pole, usually facing the street, write it down, and you can either call your Community Association Manager (CAM) with the number or you can report it to Florida Power and Light directly: https://www.fpl.com/my-account/streetlight.html#landingView
- You notice a broken irrigation head in a common area → Contact your CAM for internal to your neighborhood or for the master HOA (CVCA) if it is along major roadways or parks.
- A neighbor’s yard is overgrown or out of compliance → We don’t have a lot of problems with this issue, but it does happen occasionally. This answer is true for any violation of the Declaration of Covenants – call or email your CAM.
- You want to add a fence, paint your home, or change landscaping → Contact the ARC (Architectural Review Committee) – https://www.cvcaviera.com/how-do-i/get-modification-approval/. For most of Viera, this is CVCA. However, there are a few neighborhoods that have their own ARC (or MRC) committee, especially those with 3rd party developers like Lennar or Pulte. Tavistock and North Solerno also have their own Modification Review Committee (MRC) and you would submit those requests to your neighborhood HOA.
Public Works & County Services
- A pothole has formed on a public road → Contact Brevard County Public Works. https://www.brevardfl.gov/PublicWorks/ServiceRequestForRoadAndBridge
- A traffic signal isn’t working correctly → Contact the County Traffic Operations Department. https://www.brevardfl.gov/PublicWorks/ServiceRequestForTrafficOperations
- Your trash or recycling was missed → Call Brevard County Solid Waste. https://www.brevardfl.gov/SolidWaste
- There’s a stray or injured animal → Call Brevard County Animal Services (through Brevard County Sheriff’s Office) https://www.brevardsheriff.com/animal-services/
Safety & Emergency Situations
- You hear a loud bang and smell gas → Call 911 immediately. If you have other gas related questions about your house or gas services, contact Florida City Gas https://www.floridacitygas.com/
- You see suspicious activity → Contact the Brevard County Sheriff’s Office non-emergency line at 321-264-5100 (or 911 if urgent).
- A fire hydrant is leaking or damaged → Call Brevard County Fire Rescue, Fire Prevention https://www.brevardfl.gov/FireRescue/FirePrevention
- Questions about stormwater drains/system → This question is tricky because the answer depends on the situation and where you live. If you live within the Viera Stewardship District (VSD) area, the overall stormwater system (stormwater flow) is managed by the VSD https://vierastewardshipdistrict.org/contact. The VSD also manages the water portion of your stormwater ponds. However, the physical part of your pond (the “dirt” ground/banks/pipes, etc.) is owned and maintained by your HOA. If you live outside of the VSD area (mostly north of Wickham) CVCA is the overall stormwater management entity that manages water flow and they do own some ponds that they are responsible for maintaining. However, if you live in a neighborhood with private streets and you have a concern about damage to a storm drain or a manhole cover to a storm drain, that would be your HOA. It’s never a bad idea to always call your HOA first. They will either know or be able to point you in the right direction. Stormwater is one of those subjects that is location specific.
Utilities & Infrastructure
- Your home water pressure suddenly drops → Call City of Coca https://www.cocoafl.gov/532/Online-City-Services . All potable water for Viera is serviced through City of Cocoa. Irrigation is completely different. Even though you may have an irrigation water charge (reclaimed) on your water bill, this is actually for Brevard County. They simply contract with the City of Cocoa to be included on the bill, however, you are actually receiving your reclaimed water through Brevard County. So, if you have questions about your reclaimed irrigation water, you would contact Brevard County Utility Services https://www.brevardfl.gov/UtilityServices/ReclaimedWater
- A power outage affects your neighborhood → Contact FPL directly at 1-800-4-OUTAGE or at https://www.fpl.com/support/report-concerns.html
- You see water bubbling from the ground (possible main break) → If you know for certain that it is irrigation water, contact an irrigation company if you maintain your own lawn or contact your HOA if they maintain your lawn. If you suspect it is a potable water leak, contact the City of Cocoa https://www.cocoafl.gov/1129/Household-Leak-Detection
- Your reclaimed water isn’t working → Contact either an irrigation repair company if you maintain your own lawn or your HOA if they maintain your irrigation. If you think it is a source issue, then see above to contact Brevard County.
Wildlife & Environmental Situations
- You see an alligator in your neighborhood behaving unusually or aggressively → Call Florida Fish & Wildlife (FWC)’s Nuisance Alligator Hotline at 866-FWC-GATOR (866-392-4286). Here is a great resource to learn more: https://myfwc.com/wildlifehabitats/wildlife/alligator/snap/
- You notice erosion on a trail or common area → Notify your HOA if it is within your neighborhood (internal) or CVCA if it is outside of your neighborhood or a trail/park.
Community Life & Amenities
- A playground has damaged equipment → Generally, this will be CVCA for most parks. There are some neighborhoods with private parks for just that neighborhood. Here is the list of CVCA parks: https://www.cvcaviera.com/education/community/cvca-parks/
- You want to reserve a pavilion or clubhouse room → Contact your HOA if it is a neighborhood pavilion or CVCA for a park pavilion. For members of Addison Village Club, contact them directly https://addisonvillageclub.com/ or at 321-237-2377.
- You’re curious about upcoming community events → Visit the CVCA website or Facebook page. You can also sign up to receive the newsletter at https://www.cvcaviera.com/ (scroll to the bottom). There isn’t a single source of information so stay plugged in to various sources. Make sure you have registered to use the CVCA CINC system through Fairway Management. You can manage everything about your CVCA membership through that portal as well as stay informed. Also, we just published a news article on the website about staying connected. - You’re unsure if an issue belongs to a builder, the HOA, or the County → Start with HOA management (CAM); they can direct you to the right party.
Whew! I know this is a lot of information. But, a really good rule of thumb for concerns or questions is to always call your Community Association Manager (CAM) for your specific neighborhood. They are a great resource and can steer you in the right direction.
