Dear Association Member,
The Central Viera Community Association (“Association”) maintains and repairs community common areas and improvements, such as landscaping, irrigation systems, parks, and certain stormwater drainage throughout Central Viera. My company, Fair/Way Management of Brevard, Inc. is employed by the Association to handle the day-to-day operations of the Association.
The Association will hold its Annual Meeting of the Membership on Monday, November 18, 2024, at 10:00 a.m., in the Commission Room of the Brevard County Government Center, located at 2725 Judge Fran Jamieson Way, in Viera, Florida. The business to be transacted at the annual members meeting shall include the following:
- Certification of Quorum/Proof of Notice
- Approval of Minutes
- Audit Report – William Jackson, B.A., C.P.A., Jerry Gerlach
- Audience Comments
- Treasurer’s Report – Shawn O’Keefe
- Landscaping Report – Tony Romano
- Community Manager Report – Tom Dillon
- Stormwater Inspection Report – Eric Byrd
- Summary of Proposed 2025 Budget
- Old Business
- New Business
- Adjournment
This letter will also serve as notice for the meeting of the Board of Directors to be held on Monday, November 18, 2024, immediately following the Meeting of the Membership, in the Commission Room of the Brevard County Government Center, located at 2725 Judge Fran Jamieson Way, in Viera, Florida. The purpose of this meeting is to adopt a budget and pass a Special Assessment for a few commercial properties only that have Private Roadway Agreements and set the assessment rate for 2025.
You are also hereby notified that the Association’s annual financial statements and adopted budgets are made available to members at no charge. Copies of the year end 2024 annual financial statements will be available on the Homeowner Portal under Documents and posted by March 1, 2025. They are also available via request at Fairway Management’s office. My office is located at 1331 Bedford Drive, Suite 103, Melbourne, Florida.
